About Project:

Kilcock PCC was constructed as part of a bundle of Primary Care Centres which were designed, built and delivered using BIM.  Working on behalf of E. Clarke Electrical, ENGdoc provided all BIM related services throughout this project from co-ordination to handover.  We ensured that all elements of the BIM Implementation Plan were met throughout the project.  We also assisted our client by extracting accurate information from the model, such as quantities and schedules which ensured added value to the process.

Co-Ordination

Our starting point on the project was receipt of a part co-ordinated services model containing clashes with both the structrual and architectural elements as well as with other services. A further complication was that the issuing of the services model lagged the construction phase of the project, such that the primary structural elements were already built on site as we commenced co-ordination.

To address this situation, we carried out point cloud surveys on behalf of the electrical contractor to determine exact positions of builderswork opes.  We retrospectively inserted these opes back into the model giving us exact dimensions of the actual site conditions.  From here, we were able to progress co-ordination of services within the ceiling void accurately.

BIM Handover Requirements

As part of the requirements under the BIP, a full asset information model was required to form part of the handover package.  Firstly, this required the BIM model to be graphically accurate.  We ensured compliance here by carrying out further point cloud scans.  For maximum benefit, these were carried out prior to ceiling installation.  This gave us definitive positions of containment as well as locations of wall outlets throughout the building.  As we were also compiling the Electrical O&M Manual on this project, we were able to use this documentation to complete the non-graphical elements required to complete the model.  All information was inputted to the requirements of the future facilities managers.
