As part of the fit-out works to 3 Park Place, ENGdoc provided BIM support to Cobec Engineering to assist in the mechanical and electrical co-ordination of a number of floors within this building. Our support was part site based, alongside the Cobec project team. The remainder of the work was carried out remotely from our Sligo offices using video conferences and Navisworks mark-ups to share information.
The co-ordination was based on an existing design team model which required full spatial co-ordination to be completed before installation could commence. Mechanical services included ventilation, LTHW, Chilled Water, Domestic Water and Condensate Drainage all to be installed within a limited ceiling void. Electrical services in the form of cable containment were also required to be installed within this void. Other items which impeded the void included ceiling services such as lighting and grille boxes.
Point Cloud Scan
The fit-out project took place within a building which had already being constructed as shell & core. In order to co-ordinate between risers and floors, we carried out point cloud scans to these areas. As well as allowing us work with exact service locations in risers, the scans also highlighted some structural features which were not present in the working model. These features impeded M&E services and so it was critical to be aware of these before installation commenced.
